We buy farmland, including arable land and grassland, in different conditions. We assess the location, land use, access and the condition of the drainage system.

Buying regions: Tartu, Jõgeva and Viru counties

What types of farmland we buy

We buy farmland of different sizes and for different uses. The land may be arable, grassland, overgrown or no longer in use. We assess its condition, access, drainage and potential uses.

  • Arable land and permanent grassland
  • Overgrown or unused farmland
  • Land with drainage systems, including systems that need restoration
  • Farmland currently under lease
  • Properties combining farmland and forest land
  • Smaller field blocks bordering land we already own

How the price of farmland is determined

The price of farmland depends on how well the land can be used and managed. We assess soil fertility, drainage, the size and shape of the field, access, and any current land-use or lease conditions.

  • Soil fertility and land quality affect the productivity and value of the land.
  • The presence and condition of drainage systems affect how well the land drains and how suitable it is for cultivation.
  • The size, shape and fragmentation of the field affect how efficiently the land can be worked with machinery.
  • Stoniness, overgrowth and other clearing needs affect how much work is required to bring the land into use.
  • Access and the location of the property affect how the land can be used and managed.
  • An existing lease and its terms affect the use of the property and the conditions of the sale.
  • Eligibility for agricultural support and field block registration can also affect the use and value of the land.

How it works

  1. Inquiry

Send us the cadastral reference and your contact details. Let us know if the farmland is currently under lease.

  2. Assessment

We review the land data, soil quality, drainage and access. If needed, we visit the property.

  3. Offer

We make an offer and explain how the price has been determined.

  4. Lease

If the land is under lease, we review the existing agreement and agree how the lease will continue after the transaction.

  5. Notary and transaction

If you accept the offer, we agree the notary appointment and prepare the transaction.

For farmland up to 10 ha, we make an offer within 5 working days. For larger properties, within 10 working days.

Frequently asked questions

Do you buy farmland that is under lease?

We also buy farmland that is under lease. An existing lease does not prevent a sale, but we review its terms before the transaction and agree how the lease will continue afterwards.

Do you buy overgrown or unused farmland?

We also buy overgrown or unused farmland. We assess the current condition of the land, the work needed to bring it back into use and its future use potential.

What happens to the drainage system after the sale?

After the sale, the drainage system becomes the new owner’s responsibility. We take its condition and any required work into account when assessing the property.

Can I sell farmland and forest land in one transaction?

We also buy properties that include both farmland and forest land. We assess the property as a whole and make an offer for the entire property.
